Dear Friend,
I’m sitting here typing away, on the south facing deck of my secluded mountain home. It is already early fall here in the Rocky Mountains at 8,300 feet, and yellow strips of aspen trees are adding highlights to the mountainsides. The only sounds are that of a gentle breeze and an occasional insect. I am surrounded by National Forest land, so there are no noisy, nosy neighbors or traffic to distract me from my work.


I’m not trying to brag, just making a point. I’ve earned this well appraised house in a good neighborhood by investing well. Only time will tell whether I was lucky or smart to invest in real estate in Boulder, Colorado when and where I did. However, here is the bottom line: I would not be able to live in such a nice house if it hadn’t been for my real estate holdings. (Currently, real estate around here is going through a “soft patch,” so I’ve lightened up a lot.)

I Did Not Always Have it Easy

There was a time where I punched the clock like most people. The long commutes alone make me really appreciate my current commute: through the living room and down the stairs to my home office.

I also remember having had bosses who let me know with Hollywood style theatrics that I didn’t quite fit in. I remember one boss in particular who must have been the inspiration for Donald Trump and his “You’re Fired!” line. I pass his house or company every now and then and just smile – He’s still working long hours and I’m not. I didn’t know it at the time, but he did me a real favor by firing me.

Fact is, it's really difficult to get ahead working for somebody else. However, if you're reading this, you already know the fastest, easiest route to true wealth: Real Estate. I know I’m preaching to the choir here. I don’t care whether you got your inspiration from Robert Kiyosaki of “Rich Dad, Poor Dad”, Dolf de Roos of “Real Estate Riches”, Robert Allen of  "Multiple Streams of Income", Carton Sheets, or hundreds of other great authors, books and online courses.

The Secret to Using to Other People’s Money

Yes. There is a catch to this concept of making money through real estate. I’m sure you’ve asked yourself, “Exactly how do you get your hands on other people’s money?” This is a secret I rarely see discussed. However, judging from the number of phone calls and emails I get, a lot of people are figuring it out on their own.

You know the drill: the first thing any prospective real estate seller wants to know about you is: Do you have the credit worthiness to go through with the deal? I’ve gone through a lot of financial contortions to “prove” that I had the cash flow and credit worthiness that I needed. If I only knew then what I know now!

And what if you don’t happen to have sterling credit? Is the game over before it even starts? Read on to discover the secret of how you can be master of your credit, regardless of your past.

OK, lets suppose you've got a foothold in your own real estate empire. How do you keep your credit up as you borrow more and more money? With a little advance planning there's a way to do that as well.

Let’s move ahead a little bit in your real estate career. One night, one of your tenants is drunk and trips over one of the little warning flags left by your lawn maintenance person. Next thing you know you’ve got a huge lawsuit on your hands that threatens not only your burgeoning real estate empire, but your personal wealth as well. It won’t happen to me, you say. All I can tell you is that people always seem to do the darndest things at the least expected times. I just thank God that I was lucky before I knew how to protect myself. I now cringe when I think back on all the risks I’ve taken!

You Don’t Have To Take the Risk – The Secret Revealed

I think you're getting the picture. There's a method that allows you to:

• Borrow for real estate, regardless of your personal credit
• Let your banker take the risk for a difficult deal – so you don’t have to
• Protect your real estate holdings from law suits, divorce proceedings,  etc.
• Protect your privacy. Does everybody really need to know all bout your growing real estate holding?
• Maximize your tax benefits.

“How?” You ask. Simple. Make sure that your Real Estate is properly set up using legal entities such as corporations, LLCs, trusts and some other esoteric structures. That, in a nutshell, is all there is to it.

"Fine,” you say. "Do you know how expensive lawyers are?"  Sure. But I didn’t say you need to start flipping through your local yellow pages. There are companies that specialize in such legal entities. And because they sell them day in and day out, they are much less expensive than you might expect. The phrase “economies of scale” comes to mind.

Also, not all states treat the required legal entities the same way. Let me take the mystery out of this one real quick. Nevada is the only state you should be considering for your real estate structuring needs.

There is More to this story

I thought I had it made when I finally found someone to sell me a corporation, with great credit. It looked good. The references seemed to check out. The BBB did not have any derogatory information. Google did not come up with anything either.
So I sent off my $20,000 plus $1,000 rush charge. Almost as soon as the wire cleared my account, the excuses and delays started. I was to have my corporation in one month. Delays. And more delays.
Finally after 3 months, I got my corporate package in a priority box. (Couldn’t they have sprung for overnight FEDEX?) Breathlessly, I tore the box open. There. There was the corporate charter. … and the minutes… and the seal. (I later learned you can buy these online for about $40.)  But wait. What's this? Where were the financials? The tax returns? And all the rest of the things I needed to validate my Dun &Bradstreet credit score?

It was explained to me that there was a snag in getting these last items because of a technicality involving the Patriot Act. This matter would be cleared up shortly.

Gradually, as the months wore on, I started to realize that the only thing I could expect was lies, lies and more lies.

As of this writing, the company that I bought my original “corporate package” from is under investigation by at least 2 police departments, the attorney general's office and the FBI.  I've talked to 44  people so far that have told me sad and distressing stories about how they've been conned.  Some only lost $8000.00.  One person I talked to is still trying to get his $75,000.00 back!  

And, oh, those references? They turned out to be bogus.

I am telling you this story as a warning about the sophisticated level of treachery that some corporate package “shingle hangers” are capable of. Please whatever you do, do your due diligence.
